Consultation
We begin with how you intend to use the space, your home, and your equipment thinking.
Feasibility & survey
A site survey identifies structural, services and planning constraints and produces a preliminary cost range.
Concept design
Spatial layout, equipment positioning, finishes palette and services strategy — presented as a clear visual and written document that forms the basis for specification.
Specification & BOQ
The concept is developed into a full specification and a fixed-price schedule of works — elemental and transparent, line by line. Project-specific departures are incorporated and priced here.
Fitout
Carried out by a managed team of specialists under a Longevity Studio project manager, who overseas the programme and coordinates equipment delivery and commissioning.
Handover & certification
You receive full building control certification, the electrical certificate, and a handover document covering maintenance requirements and service schedules.

The regulations are not a checklist. They are how we build.
Every fitout is designed and built to the Irish Building Regulations (S.I. No. 497 of 1997, as amended). We manage the statutory requirements, building control submissions and certification — you won't engage building control separately for the works in scope.
Electrical installations are executed to the ET 101 National Wiring Rules and certified by a registered contractor (RECI). Cost is held to SCSI discipline through a fixed-price, elemental schedule of works. Sauna zones are detailed to TGD Part J for heat-producing appliances.

ScopeClear boundaries
What sits outside the base — and why.
A considered fitout needs defined edges. Wellness equipment is client-selected and separately procured — intentionally, so the right sauna or plunge can be chosen on its merits, from any supplier. We build the space that makes any compliant equipment perform.
Structural alterations beyond minor partition work, and any gas works (to IS 813), are assessed and priced on a project-specific basis at feasibility — never assumed into a headline figure.
